Expert companies deal with considerate period property renovation

April 10, 2015 By buildburo Leave a Comment

Period properties make wonderful homes because they satisfy the desire to live in a house that has a lot of character. The fact is that it is nice to come home to a space that really impresses you and that you never tire of looking at or spending time in. If you enjoy living in interesting surroundings then period properties are often more attractive than more modern counterparts that can be rather plain and uninspiring.

Of course, period properties are older than modern properties and as such they need a bit of TLC in order to keep them in good nick. This TLC comes from regular maintenance and proper upkeep. However, you need have repairs and renovations carried out in a manner that does not disturb the period character of the house live in.

For this you need expert assistance. London is home to a design and build teams with a good deal of experience in renovating, maintaining and repairing period properties that are rich in historical features that it is important to retain if the house is to keep hold of the original character that makes it such an interesting place to live.

renovation project management needs an expert

March 16, 2015 By BuildBuro Leave a Comment

There are a number of different facets at play when you carry out a renovation or refurbishment on your home in London. Whether you have just bought a new home in that needs considerable refurbishment before you move in, or you feel your current property needs modernising, it is important to consider that managing the project yourself could take a great deal of effort and cause you a good deal of trouble.

Project management is hard work, indeed, there are project managers available to hire specifically for residential renovation projects. It takes up a great deal of time as you try to research and sort out the many legal aspects for your project. The time and expertise involved should not be underestimated.  Elements you need to consider include planning permission, licences, permits and certificates, as well as securing architects, designers, builders and other specialist trades to carry out your renovation or refurbishment to your schedule.

The project manager needs to be able to timetable and schedule all the work that needs doing in advance, not missing a trick and if this is you, it is extremely challenging and draining to somehow fit all of this in around your day-to-day activities. The project management element includes all liaison between different trades involved – carpenters, plumbers, plasterers, electricians, tilers, skips, scaffolding as well as procurement and scheduling for materials that might be needed on site. If you get the timing wrong, order too many or too few, your project could begin to stutter and take much longer. The knock on effect of poor project management is that some specialist contractors that had allocated their time to your project might not be willing to wait for the materials to arrive, or they might not be able to physically do the job for you as other elements are still outstanding. If you want to keep them available for your job, you may need to retain them even when they are not working for you. Often, experienced, high quality trades will move on to another project that is more consistent (and rewarding) for them to earn their living. This could quickly become exceedingly expensive.

It makes much more sense to assign responsibly for the project management of your renovation or refurbishment project to someone involved in the process and who you will be regularly communicating with on a daily or weekly basis such as a local building company in London. You still exercise control over proceedings and will always be kept up to speed on where each element of your project is at – or should be at, and any reasons for delays or rescheduling. By handing this responsibility to a project manager, sometimes the communication between architect, builder, client and project manager is strained and becomes ineffective, slowing the process down with each party blaming the other, putting your project under further pressure as well as those trying to help you. Buildburo take on the project management of significant renovation projects as part of our service, adding substantial expertise whilst saving significant amounts of time and expense. Whatever you decide, we recommend the project management should always be entrusted to experienced renovation professionals. Our sole aim is to create a high quality renovation in a timely fashion, with the least disruption, stress and inconvenience to your household and lifestyle as possible.

Renovate property before family circumstances change

January 23, 2015 By BuildBuro Leave a Comment

When your family circumstances change, you often need to make a few home improvements to keep up with your family’s changing needs. If you are just starting a family and your home is spacious enough to accommodate your new arrivals, you may not need to move house or extend your property in London. However, life might be so much easier with a little renovation work, or a large refurbishment to bring your home up to date and make it more suitable for the way you like to live.

This is often the case in homes in the conservation areas of West London, where properties are spacious but occasionally, some need attention on the interiors and changes to their layout will make them better suited for modern families. Renovations on property in London often make them a lot more energy efficient, improve the interiors and layout as well as their aesthetics.

Normally, when there is a new arrival, it is part of mankind’s natural instinct to want to “nest” and convert a space so it suits them and their new arrival better. You expect to redecorate extensively but possibly refurbish the kitchen or change the layout of living areas to accommodate the changes your family is going through. It is usually best to get any renovation out of the way before you are pushed into doing a project under pressure with time marching on. If you start your renovation in good time, even before you are seriously thinking about expanding your family, you can finish the building work off in plenty of time and enjoy your new arrival without any stresses normally associated with construction work.

Revamping London period property creates healthier living environments

December 30, 2014 By BuildBuro Leave a Comment

A healthy living environment is really beneficial at home. Sometimes, in an ageing or period property, you may begin to notice that the general atmosphere of the interiors does not quite feel right. If your house is particularly old or has not enjoyed a proper renovation for quite some time, then it might be worth looking into the design and build possibilities offered by a revamp. Darker, smaller spaces used to work when heating was found by sitting by the fireplace and properties were taxed by the number of windows they had – that’s simply not applicable today.

A lot of people embark on renovation projects of their homes because they want to enjoy a much healthier environment around the house. More modern interiors are guaranteed to provide this, especially if your house is a period property that has not received enough attention over time.

More modern interiors tend to be much cleaner and much easier to maintain which makes it easier to retain that healthy environment in the future. Moreover, all the older materials will be stripped out in the process making the very air you breathe cleaner. Modern materials, more capable for the job they are intended can also help create much more light within the interior of your home.

Renovations often address energy saving issues too, making it easier to keep your house warm and light, while extensive projects may brighten the place up and give the place a healthier mood and better feel as well.

Unlock hidden potential in a London house

November 10, 2014 By buildburo Leave a Comment

When considering buying a house in central London, you will be all too aware that the interiors could do with a little attention or significant modification. That is when it makes sense to get the opinion of an experienced property renovation company who have carried out several refurbishments in the local area.

By consulting a team of property renovation experts before you buy in London, you can identify and unlock the true potential in your prospective home. As you go ahead and buy the property, you will also know exactly what to expect in terms of budget and time scale for a complete interior overhaul. Sometimes, you can unlock enormous potential within your property without the current owners even being aware of it.

When you have discovered a little gem of a Georgian home, a mews house, or an apartment to be your pied-a-terre in London, it does not matter how ambitious your project is, you will need to find an expert capable of seeing the potential in your property with you. They will need to design something that works much better and you will need someone able to renovate the existing building beautifully. A capable and local construction company can create fantastic results, so you maximise your return and enjoy living there immensely. London is remarkably well-served by incredible interior architects and interior designers, along with expert builders and construction professionals able to turn detailed building drawings into a reality. London has a very high proportion of older, period properties and the vast number of discerning home owners are keen to maintain their character whilst updating their homes to unlock their true potential and match their lifestyles.

It’s good practice to keep the idea of full-scale refurbishment in your mind when you are looking for a new home. Often, to get the very best out of a property, you need to think ahead, visualise the potential in each and consider taking a local renovation expert along with you when viewing a property before you buy. After you have visited the property, discussed options with your local builder, considered renovation, interior modernisation, changing layouts and improving facilities in your prospective home, you can work out what the building work will cost. When negotiating for your property, by having this knowledge, you could buy your property for a much more competitive price as well as strengthen your position to secure the property you want.

Use professional builders for London house renovation

October 13, 2014 By BuildBuro Leave a Comment

It is much easier to keep on top of your home refurbishment, manage it effectively, control costs and finish on time if you get in touch with a professional builder and local property renovation firm. Entrusting your project to a team of dedicated professionals is the most certain way of getting the job done quickly and smoothly and with the least disruption to your everyday affairs as possible.

A huge variety of different technical disciplines are usually required during a fine home renovation. Your renovation project is likely to need specialist input of architects, planners, consultants, builders, carpenters, structural engineers and so on. Managing independent designers and tradespeople is often fraught with difficulties, extremely time consuming and complex, so it is good to find building companies in London that have the local building skills, knowledge and experience to bring all these elements together for you.

Professional renovation firms in the capital can help arrange planning permissions, costing your project, drawing up accurate estimates for the time it will take, input into designs, and fit the kind of interiors, woods and stone that matches your tastes. Specialist construction companies are also great at finding the best subcontractors and high quality suppliers to carry out the work on time and to the level of finish that you should expect. Peace of mind when everything else can be very complicated and stressful.

This means you can save significant time and a lot of hassle, avoiding trouble on the way to having the interiors of your home completely transformed and modernised. Importantly, as well as valuable time saved, this invariably leads to a reduction in project costs, which is important when you are working to a tight budget, renting elsewhere in the meantime or have a looking to earn rental income from your property that has been vacant during the renovation work.

Aesthetics and interior design drive renovations

September 24, 2014 By BuildBuro Leave a Comment

One of the main motivations to renovate your home in London is aesthetics and interior design. Aesthetics are hugely important in the place you live because they have such an effect on your mood. All property owners want to feel happy at home and have somewhere that reflects your personal tastes and preferences. Homes that meet your aesthetic expectations, created by fantastic interior design, are often much more comfortable and enjoyable to live in.

As aesthetics are so important, you should get all the help you can on the layout and interior design of your property. Ideally, you should seek the input of a professional interior designer in London so you can take full advantage of your property when the renovation has been completed. Incorporating an interior designer in the very early stages of a renovation or refurbishment project, (at the building and architectural design stage) is beneficial, so choose a local building company that has a team of interior designers in-house if you can. When the interior designers contribute at the design stage of your renovation project with your residential architect, once your refurbishment project has gone beyond the architectural and construction stage, your new layout will work much better and feel much more natural.

You will be able to place the lamp on a table, (with a plug in the right place) or hang your favourite painting where you want it, and match the right furniture with the new layout to create a perfectly comfortable home. Fortunately, there are fantastic interior designers in London who work closely with residential architects and local builders. The idea behind this approach is to ensure you are in control of your project from beginning to end, and you end up with the result that you are looking for. If your interior designer, residential architect and local builder are all on the same team, they can all work in concert together to create a fantastic interior space that is beyond your expectations. Having the structural design, building work and interior design carried out by the same team is probably the best way to ensure the aesthetics and look you want to achieve with your renovation project are created.

Revamp your home interiors before moving in

August 23, 2014 By BuildBuro Leave a Comment

Buying a property in London is a very exciting experience. The capital is full of really impressive older properties that are absolutely wonderful to look at. If aesthetics is what you are after then you will definitely find it in one of London’s more historical districts or boroughs.

When you have finally found a house that really appeals to your aesthetic sensibilities, it is hard to ignore it, regardless of the state of the interior. You have the location, you have the property, but the interiors can be either terribly old or in terrible taste. Interiors are touch and go with these properties simply because of their age, but you have options available to you when buying a property.

It makes sense to delay moving into your new property until you have finished a full-scale renovation of the interiors and done the redecoration. This is a great way of starting your life in your new home with a fresh palette. Having the interiors completely refurbished gives you the opportunity to tailor the design of your interiors to your own particular tastes, as well as bring in your favourite furniture and create a room around a piece that you particularly like.

When you need interior designers, London always comes up trumps – chiefly because fashionable renovations have been part of life in the capital for such a long time. It is easy to find professional interior design and building companies to help you realise your vision of an attractive new home in London. Buildburo work with lots of interior designers, including BuroArchitects who take on the structural fabric of the house as well as the finish and finishing touches.
