5 advantages of working with a residential architect

October 24, 2017 By buildburo Leave a Comment

If you are planning to embark upon a renovation or building project, you may be tempted to take on the design of it yourself, or hire a contractor without calling on the expertise of a professional residential architect. Understandably, you want to know the completed works are exactly to your expectations; within timelines agreed, and that it hasn’t cost any more than it should have. All of this is a lot easier to achieve with a professional architect on your team.

Turning the kitchen and dining room into one room

September 23, 2017 By buildburo Leave a Comment

The kitchen and dining room are usually attached as it makes sense to have the room where you prepare your food next to the room where you sit down and eat. However, a lot of homeowners feel they would rather their kitchen and dining room be part of the same open space.

Kitchen and dining room renovations account for quite a large proportion of the home renovations that are conducted up and down the UK simply because they are often the most practical and appealing. The idea is to open out the transition between the kitchen and the dining room so that you have more space at your disposal.

What once were two separate rooms becomes one large room with essentially two parts and this is something that people really enjoy because it feels bright and sociable and there is more opportunity to extend your storage options. This approach also allows cool kitchen design to creep further into the house which is a real advantage if you love a more modern style. In some listed properties and conservation areas, it is worth knowing what you can and cannot do before you start on your kitchen/diner project

impressive London properties benefit from interior renovation

August 22, 2017 By BuildBuro Leave a Comment

London is famous for stunning Georgian, Edwardian, Victorian and Regency period properties found in beautiful parts of the capital such as Kensington and Chelsea, Westminster and Mayfair. These houses are absolutely gorgeous on the outside, but often need a certain amount of modernisation to make them as impressive on the inside. This is purely down to the fact that the properties have been standing for a long time and need periodic attention to meet modern tastes and requirements.

Interior renovation does not have to be drastic to be effective. The key lies in finding a local construction firm who understand how to renovate period property, update listed buildings and their interiors so they are clean, safe, attractive and energy-efficient – something that can be achieved whilst introducing a simple but sophisticated new style.

It is important to choose a team of designers and builders in the capital whose skills allow you to renovate your property using modern techniques, whilst maintaining the historical appeal and aesthetic charm that makes these houses so impressive in the first place.

Fortunately, when it comes to property renovation, London has plenty of professionals with the expertise to deliver the right balance of continuity and modernisation for your home whether your home is a listed building or in a conservation area.

Large scale renovation projects need project management

June 12, 2017 By BuildBuro Leave a Comment

When embarking on a large scale renovation project for your home, seeking the advice of a team of experienced, professional project managers is not to be underestimated. Managing a substantial design and build project is daunting, even if you are confident in timetabling and completely confident that you understand building drawings, construction and interior design. Throw in conservation areas and planning permissions required, it can become a little overbearing and might be too much to take on.

The fact is, you may not have the time necessary to devote to the successful management of your project. Considering a full redesign of your interiors is likely to require the involvement of a number of different professionals, including interior designers, carpenters, cabinet makers, upholsterers, curtain makers, kitchen designers, structural engineers, plasterers, decorators, builders and architects. Fortunately, London is the right place to find incredibly talented design and build companies capable of managing the entire project for you, with project management fees included.

Indeed, sometimes you do not need to hire a separate building project manager to manage your renovation project effectively. When you are using a dedicated design and build firm, project management is included in your design and build costs. Nothing to add on top. No percentages to work out. You should rightly expect professionals from several different fields to work seamlessly together, to be efficient and considerate whilst working together to drive the progress and completion of your renovation project. Generally, this means your refurbishment runs smoother, is completed to a higher standard and within your stipulated time frame.

Another advantage not to be overlooked of having the entire project managed by a single local company is you only need one single point of contact. This saves a lot of time and means you have a dedicated project manager to deal with any issues on your behalf, communicate with you regularly and advise you with tricky decisions, weighing up both the pros and cons with you.

How to renovate your London home and maximise return on your property

May 30, 2017 By buildburo Leave a Comment

When thinking about your property and living arrangements in London, renovation and refurbishment are usually high on the agenda. Prospective and current property owners in London often think “How can I optimise return on this property in 5 or 10 years time when selling the property and make the best use of space in the meantime?” This is driven by the property owners’ desire to make the best of their time whilst living in the property as well as driven by the financial gain realised from their property investment.

Peter Tyler, Director of Construction at Buildburo comments “When considering a home renovation project, we usually advise property owners the best way to realise a return on that refurbishment and investment is to carry out the project a few years ahead of selling your property. This way, you tend to get the best of everything.” Peter, Qualified in Architecture continues… “You enjoy the renovation long after all the home improvements are completed as well as immediately improving your lifestyle and well being. Your home becomes fresh and innovative and remains so. Much more appealing for prospective buyers when considering properties to buy in prime central London.”

Structural improvements to the fabric of the building and small but dramatic steps taken to improve the way space is used increase the value of your property as well as helping you realise more return on your property investment. When you eventually decide to sell their property (as their primary residence or to realise an investment) they usually do so for a much higher price and yield, realising much more return on their investment than if they had chosen not to carry out the renovation at all.

As both fine local builders and construction company, specialising in property renovation in Chelsea, Kensington and Westminster, Buildburo routinely carry out all sorts of practical and aesthetic improvement works on London’s fine residential property and residences.

Better to use local professional builders than renovate on your own

March 27, 2017 By buildburo Leave a Comment

It is tempting to try and save a little bit of money when you know that one or two of the rooms in your house need some serious refurbishment work doing to them. Sometimes, for smaller renovation projects in London, it might be worth taking it on yourself if you are competent and skilled in project management and know what you are doing. However, it might be a lot less stressful and rewarding, as well as getting the job faster and consider whether it would be better to use a professional renovation company to get your refurbishment completed on time and on budget.

There are a few serious advantages to having a team of building professionals who have carried out several residential property renovations in conservation areas and if appropriate, on listed buildings. There are other posts on this in our advice section. It is probably sensible to kick off discussion with the difference in quality you should expect from professionals compared to doing it on your own.

Professional craftsmen and trades working for a reputable design and build company will have plenty of practical experience in carrying out a property renovation such as yours. With an excellent breadth of skills and building talent related to each aspect of the renovation process. Is that something  you can compete with? Really? Try and answer the question honestly. You don’t want to have to call in the professionals at a later date if you come across problems you don’t have the expertise to overcome. If you have really made a mess of it, you could end up costing yourself considerably more than you set out to.

Why it is better to use professionals than renovate on your own (Part 2)

March 26, 2017 By buildburo Leave a Comment

The previous article started the process of examining why it is usually best to speak to professionals about getting your renovation project off the ground. Although you can try and go it alone, a range of different factors make paying to get professionals on board a wiser option in most cases. We have already discussed the matter of the quality of the work, but two other factors stand out alongside this one.

The first of these factors is time. You want to try and have your renovation done as quickly as you can so that your house is liveable sooner. A team of professionals can work on the project full time. Their experience will allow them to work quickly and accurately so that they meet the timescale set by the project manager.

The second factor is cost. The fact is that professionals know precisely where to source materials and how to get them at the most cost-effective rates. Without this expert knowledge there is every chance that you will pay just as much to get the renovation done on your own as you would to have the input of professional designers and builders.

interior renovation keeps character and creates space

February 25, 2017 By BuildBuro Leave a Comment

If your home is relatively small but you love the property location and its character, you can reconfigure the interior and layout of your London home whilst keeping within the original footprint and boundaries of your London property. Of course, some people choose to extend their space to give them a bit more room indoors, sometimes outwards, sometimes upwards for a loft conversion, sometimes downwards for a basement conversion or excavation. When trying to make the most of the space available to you, sometimes these projects simply aren’t possible or allowed – especially in London conservation areas and where space is a premium for everyone. Besides, any outdoor space you do have, you’re most likely to want to hang on to it.

Interior renovation is a great way to create more internal space without compromising your outdoor space or garden. It’s a good idea to bring in an experienced team of renovation experts and a fine local builder to help you refine your current layout and designs, whilst giving you some really good ideas about what refurbishment work would be needed to open up the most space in your home, give you the storage you crave and keep your options open going forward.

Renovating your London property gives you the chance to work with the home you love and maximise its potential. You keep hold of your property’s wonderful character and charm that won you over in the first place, whilst making a few practical and aesthetic improvements to your home in London. Over time, we find this transformation becomes the icing on the cake for many property owners and just makes you love your home even more.
